01Who we are

This website, corleoneenterprises.com, is operated by Corleone Enterprises LLC, a limited liability company registered in the State of Georgia ("Corleone," "we," "us"). You can reach us at 470-623-8489 or Giovanni@corleoneenterprises.com.

By using this site or submitting a form on it, you agree to these Terms. If you do not agree, please do not use the site.

02We are a principal buyer, not a broker

We are not licensed real estate agents or brokers. We do not list property, we do not represent buyers or sellers in transactions, and we do not provide brokerage services. We buy real property for our own account using our own funds and those of our capital partners.

Because of this, nothing we tell you is a substitute for advice from your own attorney, accountant, tax advisor or licensed broker. We are on the other side of the table from you, and you should treat us that way.

03Nothing here is an offer

All prices, estimates, ranges, calculator outputs, timelines and illustrative figures on this site — including the net proceeds estimator and the comparison tables — are illustrative only. They are based on general assumptions, not on your property. They are not appraisals, not valuations, and not commitments to any price or term.

An actual offer from us exists only when it is (a) in writing, (b) specific to an identified property, and (c) signed by an authorized representative of Corleone Enterprises LLC. Nothing said on a phone call, in a text message or on this website creates a binding obligation on either of us.

04Information you give us

When you submit a form, you represent that:

• The information is accurate to the best of your knowledge;
• You are at least 18 years old;
• If the submission concerns a property, you either own it, have authority to act for the owner, or are a licensed professional acting on the owner's behalf; and
• You are not submitting someone else's personal information without their permission.

We rely on what you tell us when we underwrite. If material information turns out to be wrong or omitted, any number we gave you is void and we may withdraw from a transaction.

05Contacting you

When you submit a form, you are asking us to respond, so you consent to us contacting you by phone, email or text about that submission. That is true whether or not you tick the optional SMS marketing box.

The optional SMS box is separate and is about recurring marketing messages. Ticking it is not a condition of receiving an offer. Message frequency varies, message and data rates may apply, and you can reply STOP to stop or HELP for help at any time. You can also call 470-623-8489 and ask to be removed, and we will remove you that day.

06Assignment

We may acquire a property in our own name, or we may assign our purchase agreement to another buyer before closing. Where we intend to assign, that intent is disclosed in the purchase agreement itself, so you know before you sign. Your price and terms do not change because of an assignment.

07Referral and co-broke arrangements

Any referral fee, co-broke or buy-side compensation discussed with a licensed agent or broker is agreed in writing on a per-transaction basis, is paid through the closing agent at closing, and is subject to the rules of that licensee's own jurisdiction and brokerage. It is the licensee's responsibility to confirm that the arrangement is permitted where they are licensed.

08Third parties and closings

Closings are handled by independent licensed title companies or closing attorneys. They are not our employees or agents, and we are not responsible for their acts or omissions. Funds are held and disbursed by them, never by us.

09Site content

The content, design, text and graphics on this site belong to Corleone Enterprises LLC. You may view and print pages for your own use. You may not scrape, republish or use the content commercially without our written permission.

We try to keep the site accurate, but we provide it "as is" and without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be uninterrupted or error-free.

10Limitation of liability

To the fullest extent permitted by law, Corleone Enterprises LLC and its members, managers and employees will not be liable for any indirect, incidental, special, consequential or punitive damages, or any loss of profits or revenue, arising out of your use of this site or reliance on any illustrative figure shown on it. Our total liability for any claim relating to this site will not exceed one hundred dollars ($100).

Nothing in these Terms limits liability that cannot lawfully be limited, including for fraud.

11Governing law

These Terms are governed by the laws of the State of Georgia, without regard to its conflict of laws rules. Any dispute arising out of these Terms or your use of this site will be brought exclusively in the state or federal courts located in Georgia, and you consent to the jurisdiction of those courts.

This section governs use of the website. A signed purchase agreement for a specific property contains its own governing law and dispute provisions, and those control that transaction.

12Changes

We may update these Terms. The effective date at the top tells you when they last changed. Continuing to use the site after a change means you accept the updated Terms.
