You have the listing

We buy it and honor your co-broke out of our side. You keep the commission you would have earned, the seller gets a close, and nobody sits through another six months of no showings.

You refer it out

A call you do not want — raw acreage two counties over, a duplex with a tenant problem. Send it over and take a referral fee at closing. No listing agreement, no work on your end.

You represent us

You know a market and what is quietly for sale in it. Bring us the parcel, stay in the transaction, get paid on the buy side.

The ones that sit on your board.

These are the listings that eat your time and never close. They are the ones we actually want.

  • Raw land nobody shows. No comps, no photos worth taking, and a buyer pool of about four people in the county.
  • Small commercial under a million. Too small for the CRE brokerages, too commercial for residential buyers.
  • Back taxes or title trouble. Heirship, an old lien, a probate that never finished. Solvable — it changes the price, not our interest.
  • Out-of-state owners. Inherited it, never seen it, want it gone and will not fly out for a showing.
  • Expireds you still have the number for. Six months on market, no real offers, seller now realistic.
  • Sellers who need a date, not a price. A payoff, a deadline, a divorce. Certainty is worth more to them than the last five percent.

Your client stays yours

We do not market to anyone you introduce us to. Not now, not after the deal dies, not on a drip. They go on a do-not-contact list.

Paid at the table

Your fee is written into the agreement and disbursed by the title company at closing, out of our side. You are not chasing us for it afterward.

A straight yes or no

Land in twenty-four hours, commercial in three to five days. If it is not for us we say so plainly instead of going quiet on you.

What does the referral fee actually look like?

It depends on the deal size and how much of the work you carried, so we will not pretend there is one flat number. What we will do is agree it in writing before you introduce us to anyone, so you know exactly what you are getting paid and when. It is disbursed by the title company at closing, out of our side of the table.

Are you going to solicit my client behind my back?

No, and we understand why you are asking. Anyone you introduce goes on a do-not-contact list in our system — no drip, no follow-up, no cold call six months later when the deal fell apart. If that is ever violated, tell us and we will make it right.

Do I need a listing agreement to send you something?

Not for a referral. If you have the listing we honor your co-broke. If you do not, a referral agreement is enough. Either way we get the paperwork straight before anything moves.

Are you licensed?

No, and that is deliberate. Corleone Enterprises LLC is a principal buyer using its own funds and capital partners. We are not agents or brokers, we do not list property, and we do not represent anyone in a transaction. We buy for our own account, which is why there is no commission on our side to split.

What if my seller's number is too high?

Then we tell you the number we can actually do and why, and you decide whether to take it back to them. We are not going to string a seller along for two weeks hoping they come down. If it is genuinely worth more than we can pay, we will say that too.

Do you assign contracts?

Sometimes. If we intend to assign rather than close in our own name, that is disclosed in the purchase agreement itself — to you and to the seller. Your fee is unaffected either way.
