01Who we are

02What we collect

What you give us. Name, email address, phone number, company or brokerage, and whatever you tell us about a property — address or parcel number, acreage, zoning, income and expenses, existing debt, asking price, timeline, document links and free-text notes. For partners, your buy box or build criteria.

Consent records. When you tick a consent box we store the exact wording you agreed to and a timestamp, because we have to be able to show what you agreed to and when.

Technical information. The page you submitted from and any UTM campaign parameters in the URL. Standard server logs may record IP address and browser type.

Public records. Separately from this site, we look up parcel and ownership information in county and public records as part of sourcing. That is where an unsolicited text from us comes from.

03Why we use it

• To underwrite the property and get you a number;
• To contact you about the submission you made;
• To send SMS marketing, only if you separately ticked that box;
• To keep records of consent and of transactions; and
• To comply with law.

We do not use your information to make automated decisions that produce legal effects about you.

04SMS messages

Submitting a form asks us to respond, so we may reply to you by phone, email or text about that submission. That is transactional.

The separate optional checkbox is for recurring marketing texts. It is never required to get an offer. If you tick it: message frequency varies, message and data rates may apply, and you may reply STOP to unsubscribe or HELP for help at any time.

Mobile information — including your phone number and your SMS consent — is never sold, rented or shared with third parties or affiliates for their own marketing or promotional purposes. Information may be shared with the service providers described below strictly so that they can deliver messages on our behalf, and those providers may not use it for anything else.

You can also be removed by calling 470-623-8489 and asking. We remove you the same day.

05Who we share it with

We do not sell personal information. We share it only in these situations:

• Service providers. Our CRM and messaging platform, our email provider and our website host, so that they can operate the service for us. They are permitted to use the data only to provide that service.
• Transaction parties. If you move forward, the title company or closing attorney, lenders, surveyors and any assignee of the purchase agreement — but only what the transaction requires.
• Partners, on a matched deal. If a property is placed with a buyer or builder in our network, we share the property details. We do not share your contact information without asking you first.
• Legal. Where required by law, subpoena, or to protect our rights.

06How long we keep it

Inquiry records are kept for up to seven years so we have a history of the properties we looked at and the consents we hold. Records tied to a closed transaction are kept as long as the law requires. Ask us to delete you and we will, except where we must keep something to comply with law or to resolve a dispute.

07Your choices

• Access. Ask us what we hold about you.
• Correction. Tell us what is wrong and we will fix it.
• Deletion. Ask and we will delete, subject to the retention rule above.
• Opt out of marketing. Reply STOP to any text, unsubscribe from any email, or call and say so.
• Do not contact. Ask to go on our do-not-contact list and you will not hear from us again.

Depending on where you live you may have additional rights under state privacy law, including the right to know what is collected, to delete it, to correct it, and not to be discriminated against for exercising those rights. To exercise any of these, contact us using the details below. We will verify your identity before acting on a request.

08Cookies

This site does not set advertising cookies or run third-party ad trackers. It loads fonts from Google Fonts, which means your browser makes a request to Google's servers to fetch them. Your hosting provider keeps standard server logs. If we add analytics later, this section will be updated before we do.

09Security

Submissions travel over an encrypted connection and are stored in access-controlled systems. No method of transmission or storage is perfectly secure, so we cannot guarantee absolute security. Please do not send us Social Security numbers, bank account details or account passwords through the website form — if a transaction needs that information, the title company will collect it through their own secure channel.

10Children

This site is not directed to anyone under 18 and we do not knowingly collect information from children. If you believe a child has given us information, contact us and we will delete it.

11Changes

We may update this policy. The effective date at the top shows when it last changed. Material changes will be posted here before they take effect.
