How sourcing works.
You define the spec once. We do the hunting, the screening and the owner conversations.
You give us the spec
Product type, markets, lot size, utilities you need at the line, zoning you can work with, and what a finished lot is worth to you. That last number is the one that matters.
We hunt and screen
We pull parcels that match, then screen out the ones that will waste your time — no legal access, wetlands across the buildable area, FEMA floodway, utilities a quarter mile off.
We work the owner
Cold approach, direct to the owner, no listing agent in between. You get the parcel with a price already negotiated and the diligence we ran attached.
What we screen before you ever see it.
The cheapest lot in the county is cheap for a reason. We find the reason first, so you are not the one paying to discover it.
- Legal access. Recorded frontage or a recorded easement. A dirt path the neighbor tolerates is not access.
- Utilities at the line. Where water, sewer, power and gas actually terminate, and what the run costs if it is not at the property.
- Zoning and overlay. Current zoning, what it permits by right, and whether your product needs a variance or a rezone.
- Wetland and FEMA. National Wetlands Inventory and flood zone pulled on every parcel. If it eats the buildable area, we drop it.
- Topography. Slope across the pad. A pretty parcel that needs forty thousand in dirt work is a different number.
- Title condition. Back taxes, heirship, old liens. We flag it early because it changes the price and the timeline, not the interest.

There is a difference between someone who has lots to move and someone who goes and gets the lot you asked for. We would rather be the second one, because that is the relationship that repeats.
Your spec, not our leftovers
If what we have does not fit what you build, we say so and go look. We do not talk you into a parcel.
Diligence comes with it
Access, utilities, zoning, wetland and flood — pulled and attached. You verify it, but you start from work already done.
Volume gets easier, not pricier
Once we know your spec, the second and tenth parcels take us less work. That should show up in your number, not ours.

What does sourcing cost me?
Nothing up front and no retainer. We are compensated in the transaction — either we own the parcel and sell it to you, or we are assigning a contract, and which one it is gets disclosed in writing before you commit.
Do you handle entitlements?
We source and we screen. We are not a land planner or a civil engineer, and we will not pretend the rezone is a formality. Where a parcel needs entitlement we tell you what it needs and what the jurisdiction has approved nearby, and you decide whether that risk is yours to take.
Can you do scattered infill instead of one tract?
Yes, and it is a lot of what we do. Scattered single lots in an established grid are exactly the kind of parcel that never gets listed, because each one is too small for a broker to bother with.
How long does it take to find something?
Honest answer: it depends on how tight the spec is and how hot the market is. A common product in a market with supply can be weeks. A narrow spec in a constrained market can be months. We will tell you which one you are asking for.
Will you tie up the parcel while I run my own diligence?
That is the normal arrangement. You get a contract with a diligence period so you can run your own soils, survey and utility confirmations before you are committed.
Do you work outside your home market?
Yes, all fifty states. We source off parcel data and owner outreach rather than local relationships, so the market matters less than whether the spec is findable there.
